Ongoing Projects
2022 Landscaping Upgrades
As part of our ongoing efforts to upgrade and improve Barcelona Building 3, our 2022 budget included funds to install mulch around the entire building and make further landscaping improvements. We began the landscape transformation in November of 2019, when the entire front courtyard was re-designed. In 2019 we installed new eden stone outcroppings to help alleviate the drainage issues and vastly improve the appearance of the courtyard. Many new trees and bushes were installed at this time. The bench was moved to a safer location to make it more accessible to residents. Further improvements were made in 2020 and 2021 with the planting of additional hydrangeas, roses and perennials.
Other areas of the property began receiving extensive upgrades once our exterior masonry project was completed at the end of 2021. This includes hydrangeas, roses and perennials at every appropriate location surrounding our building.
Our building maintenance contractor, Guadalupe, was hard at work in May 2022 installing the latest step in our upgrading process in replacing the unsightly brown rocks around the building and planting beds with soil beneficial all-bark mulch. He installed over 50 cubic yards of mulch and topsoil around the entire building. He also installed 110 new perennial plants.

2022 Garage Pressure Washing
The Association conducted garage floor washing operations in mid-August, 2022. Barcelona 3 was built in 1974. Since that time there has never been a thorough washing/scrubbing/degreasing of the garage floors. A commercial floor scrubbing machine was used for the project and all the dirty water was contained in the machine. The dirty water was taken outside for discharge into main sewer drain rather than allowing the dirt and debris to run in the interior drains and sump pits.
In years past, the floors have gotten hosed down here and there, sometimes with a small residential-grade pressure washer you can find at Home Depot. None of that did anything other than move dirt, soot and oil from one place to another.
The Association, for the first time in 48 years, performed an actual washing and scrubbing of the floors. The work crews also hosed off all the overhead pipes. The amount of filth that was extracted from garages was staggering. Cleaning the decades of cars leaking oil and antifreeze made the project very time consuming but worth the extra effort.
